Understanding the Area of a Property
 
This article explains some of the common area terminology associated with property: super built-up area, built-up, carpet area, and what property buyers should look for while buying property.
While buying real estate in India, you will often come across terms such as carpet area, built-up area, and super built-up area. When a builder advertises its apartments as 1500 sq.ft., what does it actually mean and is it really 1500 sq.ft? Read on to find out…
Apartment Area
Let us first look at the basic definitions of these terms:

Carpet Area: Carpet area is the actual area in the house that you can use. It is the net usable area measured from the inner faces of wall to wall.

Built-up Area: Built-up area is the entire carpet area along with the thickness of the external walls of the apartment. This is also referred to as plinth area. This is generally 10% more than the carpet area.

Super Built-up Area: Super Built-up Area refers to the built-up area of an apartment including the balconies and other undivided share and interest of common areas like corridors, staircase, lift room, motor room, security room, meeting hall, gymnasium and an area reserved for indoor games. This is generally 25% more than the built-up area.
What is generally sold?
In India, generally a residential apartment or a commercial building is sold to buyers at super built-up area. Most builders of residential apartments sell properties on the basis of either the super-built-up area or built-up area.

The buyers not only purchase the plinth area along with the balconies but also a proportionate share in all the common areas.

The purchase price will include the super built-up area of the apartment plus the proportionate undivided share, right, title, and interest in the land on which the building is constructed.
