Guide to Khata
 
What is Khata?
A Khata is a property document that includes details of the respective land or property. The Khata contains various details such as size, location, and built up area. A khata is an account of assessment of a property for the payment of tax. It also contains the name of the owner for such property that is primarily responsible for payment of property tax.
Khata means Register in Form-MAR19 in which tax is imposed. It is only an account of who is primarily liable to pay property tax, the amount of property tax, arrears of property tax, the details of site and building.

Khata Vs. Title Deed
The khata does not confer ownership. It is the title deed document that gives the ownership of the said property to the buyer.
Who can obtain Khata?
All property owners/holders who hold property within the Bangalore City Corporation (BCC) jurisdiction are eligible to obtain a Khata. It is issued by the BCC.
Obtain Khata – Sarala Khata Scheme
The Sarala Khata Scheme is an initiative of the Bangalore Mahanagara Palike (BMP) with the help of the Bangalore Agenda Task Force(BATF).In this scheme, the process of applying for a Khata has been considerably simplified and the steps are being made clear and transparent to help the citizen understand the process.

The scheme also enables the citizen to apply for a Katha along with the payment of property tax as an optional measure. The citizens no longer need to have a Khata in order to pay property tax; he/she can pay along with the application for registration of Khata.

The citizens no longer have to wait and wonder when the Khata will be issued. BMP promises to issue khata between 15-30 days from the date of application.
Khatha Certificate
Khata Certificate can be obtained by the owner of the property on payment of Rs.25/- per property, subject to condition that the property tax should have been paid in respect of that property in any of the designated citizen service centers or in the 30 Revenue range offices.
Khatha Extract
Khata Extract of any property may be obtained by anybody on payment of Rs.100/- per property in the designated citizen service centers and also in the 30 Revenue range offices.
Khatha Registration
Applications for Khatha Registration may be filed in any of the citizen service centers alongwith documents mentioned in the Sarala Khata Scheme Book. The Sarala Khata Scheme Book gives all the details about the services of Revenue Department, documents to be filed, fees to be paid, schedule of time for the services and also the rates for assessment of property tax under Self Assessment Scheme. This book is available on payment of Rs.20/- in the citizen service centers and also in the 30 Revenue range offices.
Khatha Transfer
Applications for Khatha Transfer may be filed in any of the citizen service centers alongwith documents mentioned in the Sarala Khata Scheme Book.
