Objective of Apartment Owners Association
The main objective of the Apartment Owners Associate is the welfare and maintenance of the Apartments. The Association is required to collect the monthly maintenance charges from all the apartment owners and maintain all aspects of the apartments.
Duties and Powers of Apartment Owners Association
All the owners of apartment complex are members of the association, and are collectively known as the General Body. The general body is required to Vote and select the Management Committee.

Management committee consist a President, Vice-President, Secretary, Treasurer and other members. Management committee represents association before all official and non-official bodies concerning building and other member’s rights and interests.

Each member of the committee has his/her duties and rights. The section discusses these roles and responsibilities:
Management Committee
» Represent members of association and protect their rights and interests.
» Work for welfare of residents in association
» Open and maintain bank accounts of association
» Ensure that the money is appropriately used for the maintenance of the apartment
» Organize various events (social, cultural and recreational) for the residents of the apartment
» Keeping safe custody of documents relating to land and buildings, license issued etc.
» Conduct meeting and resolve members’ issues
President
» The President is legally liable if there is any legal action against the association. The President can be sued.
» Ensures the income and expense of association is used for the welfare of the association.
» All Apartments related contracts are approved and signed by the President
Treasurer
» The Treasurer maintains the finances of the association. He is also in charge of maintaining the documents.
» He is authorized to operate the Association’s bank account and also manages the income and expenses of the association.
» Responsible for collecting the monthly maintenance and paying expenses of the association.
Secretary
» The Secretary is required to organizing and conducting general body meetings of members
» He takes and maintains the minutes of the meeting
» He also collects information from members to take further action
Members
» All the members of the association have the right to attend the general body meeting
» They have the right to vote
» They are required to pay the dues decided by the general body and abide by the bye-laws.
